Revised Additional House Rules 1. Occupancy & Active Monitoring (Strict 8-Guest Max) 8 Guest Limit: Maximum occupancy is 8 people. No visitors or unregistered guests are allowed on the property at any time. Front Door Camera: An exterior security camera at the front entrance monitors guest count. Any guest count exceeding 8 (at any hour) is a material breach of the reservation and will result in immediate removal from the property and cancellation of your stay without a refund. Fines: A $150 fine applies for each unregistered guest found on the property. 2. Parking Instructions Designated Parking: All guest vehicles must be parked on the LEFT side of the driveway (closest to the front door). Do Not Block: Do not park on or block the RIGHT side of the driveway at any time. This side must remain clear for the basement residents. Fines: A $150 fine applies for parking on the wrong side or blocking the end of the driveway. 3. Noise & Quiet Hours (Bradford West Gwillimbury By-laws) 24/7 Noise Policy: Per BWG By-law 2008-083, loud music and noise likely to disturb neighbors are prohibited at all times. Quiet Hours: 10:00 PM – 8:00 AM. A $150 fine applies for documented noise complaints during these hours. The house does have a noise monitor that measures decibel levels. During the day it is set to 75 decibels At night it is set to 65 decibels As a reference for levels: 46–70 dB – Average: Normal conversation, office environment, background music. 71–85 dB – Moderate: Busy traffic, vacuum cleaner, snowblower. 86–100 dB – Very Loud: Motorcycle at 25 ft, power mower, concert. Basement Residents: The basement is a separate, permanently occupied suite. Please be courteous—avoid jumping, heavy running, or loud electronics on the main floor. Please use your designated back doors to access the backyard/pool. 4. Pool & Patio Safety NO Glassware: Absolutely NO glassware is allowed by the pool or patio area. Unbreakable "Pool Dishes" are provided in the corner cabinet. No Diving/Jumping: For your safety, there is absolutely no diving. Do not jump off or walk on the rocks surrounding the pool. 5. Smoking Policy No Smoking: A $500 fine applies for smoking or vaping of any kind inside the home. There is a remote sensor that will detect smoke or vaping.

The pool can be heated upon request to keep the water comfortable during your stay. There is a one-time setup fee of $100 and a daily usage fee of $25 for the duration of heating. Please let me know at least 24–48 hours before your arrival if you’d like the heat turned on, as it takes some time to bring the water up to temperature. When heated, the pool is typically maintained around 27–28°C (80–82°F), perfect for a relaxing swim. ⚠️ Safety: Please NO JUMPING OFF THE ROCKS in the pool area 🥂 Backyard rule: Absolutely no glass allowed ♻️ Garbage & Recycling: Must be separated (bags provided) 🗑️ Garbage Policy: 1 bag per stay included; additional bags $10 each 🗓️ Collection: Garbage & recycling is picked up Thursday mornings 🚗 Parking: Available on left side of driveway only.
